FEMA Flood Zone Residential Properties
Flood-designated lots in Highlands south of the Crosby Lynchburg Road corridor need a subsurface drainage infrastructure that can evacuate water from beneath the turf surface within hours of a flood recession. We specify perforated pipe drain tile beneath the base aggregate at a spacing determined by the lot's natural soil drainage rate, connected to the street storm system. The backing material must have a minimum 30-inch-per-hour drainage capacity so surface water does not pond. Post-flood inspection should verify that infill has not displaced significantly — we provide a simple visual check protocol at closeout.
