A residential turf installation in Baytown, Deer Park, or Texas City is not the same engineering problem as a residential install in inland Texas. The Beaumont clay subgrade that heaves four to six inches seasonally, the coastal humidity that keeps relative humidity above 80 percent for five months of the year, the Ship Channel and refinery air-shed compounds that affect infill chemistry, and the storm drainage geometry of flat coastal lots — none of these factors appear in the standard residential turf installation guidance that most installers follow.
We designed our residential installation process around these specific upper-Texas-coast conditions rather than adapting a generic suburban approach. The base preparation starts with a proof-roll test that tells us whether the subgrade is competent to support a #57 limestone base at standard four-inch depth, or whether we need to excavate deeper and add material. The geotextile separator fabric is a non-negotiable element — it prevents clay fines from migrating into the base aggregate voids over the two to three wet seasons that will occur during the system's life, which is the mechanism that destroys drainage capacity in installations that skip it.
For infill selection, we classify each residential property by its location relative to the industrial air-shed zones. Properties in Channelview, near the Ship Channel fence lines in Deer Park, in the Deepwater area of Pasadena, and adjacent to the Texas City refinery complex get cork-blend infill. Properties in Friendswood, League City, Webster, or other areas without confirmed elevated industrial compound exposure use standard SBR infill. This is not a upsell — it is a location-specific engineering call based on the documented infill degradation mechanism in those specific environments.
For drainage, every residential installation we do is designed with a defined drainage outlet and a minimum one-percent surface gradient. The number of residential installs we have seen fail from inadequate drainage — specifically from contractors who laid turf flat on flat lots with no drainage outlet design — is the primary reason we treat drainage as the first engineering decision rather than an afterthought. The base layer is what fails first. The drainage design determines whether the base layer survives the first three years.
