Each of these is a predictable outcome of specific installation choices — specifically, the wrong choices for the upper Texas coast environment.
Seam failure is the most common call. The pattern is consistent: an installation that was done two to four years ago starts showing lifted seam lines, and when you look at the adhesive residue, it has become granular and brittle. That is not a product defect — that is a standard polyurethane adhesive that was applied in a chloride-elevated environment that accelerated its cure and made it brittle. The repair is re-bonding with an epoxy-modified adhesive that holds under the same chloride cycling that destroyed the original bond. We carry both formulations and diagnose the correct choice based on the location's exposure level before applying the repair adhesive.
Infill odor typically requires a full infill exchange to resolve properly — not because surface cleaning cannot reduce odor temporarily, but because once bacterial colonies are established deep in the infill matrix, topical treatment does not reach them and the odor returns within weeks. We offer an infill extraction and replacement service specifically for this scenario. The replacement infill specification is always antimicrobial-treated, which addresses the root cause rather than the symptom.
Base drainage failure — the flat-lot ponding problem that produces a soft, spongy surface feel and accelerated backing material degradation — can sometimes be corrected by regrading the base without full turf removal if the turf edges can be lifted without damaging the material. We assess whether a partial lift and regrade is feasible before recommending full removal and reinstallation.
Perimeter edge displacement from hardware corrosion is addressable by extracting the corroded stakes and replacing with stainless hardware plus re-anchoring the bender board. If the bender board itself has cracked from hardware expansion during corrosion, the section must be replaced.
